The exit is the argument
Most states make a lender wait. Arkansas does not. Foreclosure here runs under the Statutory Foreclosure Act rather than through a court, the clock is 60 days from a recorded notice of default and intention to sell, and when the sale happens the statute ends the matter in one sentence: a sale terminates all rights of redemption, and no person may redeem afterward.
Compare that with Illinois, where we lend on the same product. There a tenant-occupied rental redeems on a six-month clock running from service, inside a court action. Same loan, very different shape to the downside. The Arkansas statutes are here.

The tax line an investor actually carries
Arkansas caps how fast an assessment can climb after a reappraisal, and it caps yours at twice the rate it caps a homeowner's: 10% a year on non-homestead property against 5% on an owner-occupied home. How the loan works
We measure the property's monthly rent against the full monthly payment, principal, interest, taxes, insurance and any association dues. If the rent covers it, the file works, whatever your returns say. Most investors put 20-25% down, close in an LLC, and keep buying past the property count where agency financing stops.
